This Residential Lease ("Lease") is entered into between _______________ ("Landlord") and _______________ ("Tenant") for the property located at _______________ ("Property").
The Property is a Single-family residence.
The lease term begins on _______________ ("Start Date") and ends on _______________ ("Expiration Date"). If Landlord accepts Tenant's rent payment for the month after the end of the Term, this Lease continues on a month-to-month basis. Either party may terminate a month-to-month tenancy with at least 7 days' written notice before the end of the rental period, as required by N.C. Gen. Stat. § 42-14.
Monthly Rent of $_______ is due on the 1st of each month. First month's rent is due upon executing this Lease.
If Tenant fails to pay rent within 10 days of the due date, a late fee of $75 will be assessed. A returned check (NSF) fee of up to $35.00 may be charged per N.C. Gen. Stat. § 25-3-506.
Rent may be paid via electronic payment service (Zelle) or online payment platform as agreed between the parties.
Tenant shall pay a security deposit of $_______ at signing. The deposit will be held in a trust account at a licensed and insured North Carolina financial institution, or secured by a bond from a licensed North Carolina insurance company, as required by N.C. Gen. Stat. § 42-50. Landlord shall notify Tenant within 30 days of the beginning of the lease term of the name and address of the institution holding the deposit. The deposit, less any lawful deductions for unpaid rent or damages beyond ordinary wear and tear, shall be returned within 30 days of Tenant vacating the Property. If the amount of damages cannot be determined within 30 days, Landlord shall provide an interim accounting within 30 days and a final accounting within 60 days, per N.C. Gen. Stat. § 42-52.

Tenant is responsible for arranging and paying for telephone, cable, and internet services.
No pets allowed. Landlord will review requests for service and assistance animals as required by applicable law.
No smoking allowed on the Property and all common areas.
Parking: Included in rent. Tenant shall comply with all posted parking regulations.
Tenant shall: use the Property for residential purposes only; maintain the Property in a clean and safe condition; not sublease or assign without Landlord's written consent; not make alterations without Landlord's written consent; not cause disturbance to neighbors; keep utilities connected during the Term.
Landlord shall: maintain the structure and systems in good repair; respond to maintenance requests reasonably promptly; provide 24 hours' notice before entry except in emergencies; comply with all applicable housing codes and laws.
Tenant is in default if: rent is unpaid 10 days past due and uncured within 10 days of written notice (per N.C. Gen. Stat. § 42-3); or Tenant violates any other lease term and fails to cure within a reasonable time of written notice. Landlord may terminate this Lease and pursue all remedies available under North Carolina law.
This lease is offered in compliance with the federal Fair Housing Act (42 U.S.C. § 3601 et seq.), the North Carolina Fair Housing Act (N.C. Gen. Stat. § 41A), and all applicable local fair housing ordinances. The Property is available without regard to race, color, national origin, religion, sex, familial status, or disability.
If the Property was built before 1978, Landlord shall provide Tenant with the EPA-approved pamphlet "Protect Your Family From Lead in Your Home" and disclose any known lead-based paint or hazards, as required by federal law (42 U.S.C. § 4852d).
